Condo Function Room vs. Party Venue: Which Wins for Kids?
17 July 2026 · 6 min read · by The OSH Team

If you're planning your little one's full month (满月), 100 days or first birthday, chances are you've already asked around the family chat group: should we just book the condo function room, or go for a proper party venue?
It's a fair question. Plenty of Singapore parents start with the condo option because it feels convenient and cheap. Sometimes it genuinely is the right call. But the "free-ish" function room often comes with hidden trade-offs that only show up on the day itself. Here's how the two really compare.
| Condo function room | Boutique party venue | |
|---|---|---|
| Booking cost | S$50–150 + refundable deposit | Package price — more upfront, fewer surprises |
| Time slot | Often 3–4 hrs, hard cut-off | Celebration-paced, less clock-watching |
| Setup & teardown | All on you, inside the slot | Handled for you |
| Staff on the day | Rarely any | On-site help throughout |
| Comfort | Aircon varies, sometimes charged extra | Cool, cosy and included |
| Baby-friendly | Built for AGMs and adults | Soft floors, nursing corner, pram space |
| Cleanup | You mop before you leave | Part of the package |
| Deposit stress | One crayon mark can risk it | None to worry about |
The case for a condo function room
Let's be honest about the appeal. If you or a relative own a unit, the function room usually costs very little to book, often between S$50 and S$150 depending on the estate, plus a refundable deposit. It's familiar, it's close to home, and you can pop up to the unit for anything you forgot.
For a small, casual gathering with a handful of guests, that can be more than enough.
Where condo function rooms get tricky
The catch is that most condo function rooms are designed for AGMs and adult gatherings, not toddlers. A few things tend to trip parents up:
- Strict time slots. Many estates cap bookings at 3 to 4 hours, sometimes with hard cut-offs at 10pm, and you're expected to set up AND clean up within that window.
- You do everything yourself. Tables, chairs, decor, sound, rubbish disposal, mopping. There's rarely staff on hand if something goes wrong.
- Deposit stress. One crayon mark on the wall or a stain on the carpet can put your deposit at risk, which is nerve-wracking with a room full of kids.
- Aircon and comfort vary wildly. Some rooms have poor ventilation or aircon that's timed or charged separately.
- Guest access hassles. Visitors may need to register at the guardhouse, and non-resident parking can be limited or expensive.
- No baby-friendly extras. No soft play, no nursing corner, no proper space for a stroller park.
None of these are dealbreakers on their own. Together, on a hot Singapore afternoon with an overtired one-year-old, they add up.
What a dedicated party venue gives you
A venue built for celebrations flips the equation. Instead of borrowing an adult space and making it work, you get a room that's already set up for the way a kids' party actually flows.
The practical wins usually look like this:
- Furniture, decor backdrop and setup are handled for you, so you arrive to a room that's ready.
- Someone is on-site to help if the music cuts out or you need extra chairs.
- The space is designed to be safe and soft for crawlers and toddlers.
- Aircon is a given, not an add-on.
- Cleanup is part of the package, so you leave with a sleeping baby instead of a mop.
At OurSecondHome, tucked inside OUE Downtown Gallery in the CBD, we lean into that warm "second home" feeling on purpose — cosy lighting, soft flooring, socks-on comfort. It's an indoor haven, which matters a lot when Singapore serves up a downpour or a 33-degree scorcher on your party day.

So which is actually better?
Here's the honest, unsexy answer: it depends on the party you're imagining.
A condo function room may suit you if your guest list is tiny, your budget is very tight, you don't mind doing all the setup and teardown yourself, and you have easy access to a well-maintained room.
A dedicated venue tends to win if you want a lower-stress day, a photogenic setting for those milestone shots, comfort for grandparents and babies, and someone else handling the logistics so you can actually enjoy the celebration.
A quick way to decide: add up the true cost of the function room — not just the booking fee, but decor, rental of tables and linens, catering delivery, your own hours of setup, and the risk to your deposit. Once you tally it honestly, a purpose-built venue is often closer in price than parents expect, with far less stress attached.

A gentle nudge
Whichever way you lean, start early. Weekend slots in Singapore, both for popular condos and for venues, get snapped up months ahead, especially around long weekends and school holidays.
